It’s a common scenario: you’ve saved for a down payment, the timing feels right, and your first instinct is to browse listings and attend open houses. But here’s my advice, pause before you start looking.
I encourage my clients to take a different approach. Before viewing properties, I recommend looking inward and asking yourself some critical questions. My goal is to help you envision the lifestyle you want and identify a home that truly supports it.
Unlike many agents who focus immediately on specifications like square footage, we dig deeper. This self-reflection process goes beyond the basics, and your honest answers will guide you toward the right purchase, one that fits your lifestyle, needs, and budget.
This introspection isn’t just theoretical. My past clients can attest to its value, and it will work for you too. Taking time for this analysis helps you avoid costly mistakes, both personally and financially. When you invest in thoughtful planning upfront, your entire home-buying journey, especially the property search, becomes more rewarding and less stressful. You’ll find exactly what you need and possibly discover options you hadn’t even considered.
Critical Questions to Answer Before Attending Your First Open House
1. What’s Your Ownership Timeline?
How long do you intend to live in this property? If you’re considering renting it out eventually, how long will you own it total?
Why it matters: This is your foundation question. Your timeline influences every other decision in your search, so answer honestly before proceeding.
2. What Will Your Life Look Like During That Period?
Consider what stage of life you’ll be in while living there.
Why it matters: Understanding your future needs helps identify what your home must provide and clarifies your primary motivation for purchasing now.
3. What Daily Comforts Are Non-Negotiable?
Think about your current routine. Can you walk to work? Do you visit your favorite coffee shop daily? Do you prefer outdoor runs or gym workouts?
Why it matters: Identifying which aspects of your daily life you’re unwilling to sacrifice helps narrow your search parameters.
4. How Do You Prefer to Spend Your Time?
Are you someone who enjoys staying in, or do you thrive on social outings?
Why it matters: This determines how much space you actually need. If you rarely entertain, an oversized dining area may be wasted space. Conversely, if hosting dinner parties brings you joy, ensure you have adequate room to make that happen.
5. What Does Your Work Commute Look Like?
Do you work long hours and need proximity to your office? Is a dedicated parking spot essential? Or perhaps you bike to work and need convenient, secure storage?
Why it matters: This influences location priorities and specific amenities like parking or bike storage accessibility.
6. What Are Your Financial and Career Goals?
During your ownership period, do you anticipate job changes that might affect your income—either increases or decreases?
Why it matters: You don’t want a mortgage that locks you into your current position, especially if you’re planning a career transition to less demanding work.
7. How Will Your Hobbies Factor In?
Consider whether you’d prefer a smaller, less expensive home that frees up funds for travel or expensive hobbies like scuba diving or photography. Or perhaps you need proximity to activities like horseback riding, sailing, or dance studios. Maybe you require dedicated space for painting, crafting, or furniture restoration.
Why it matters: Your passions should influence both your budget allocation and property requirements.
8. Are You a “Location Person” or a “House Person”?
This distinction is crucial. Some buyers prioritize neighborhood amenities over interior features, while others are the opposite.
For location-focused buyers: Consider whether you want urban conveniences, peaceful green spaces, or diverse school options. Remember that different locations offer different housing types, condos, townhomes, or single-family homes.
For house-focused buyers: If features like expansive interiors, gourmet kitchens, and luxury bathrooms excite you more than any particular neighborhood, your priorities lie with the property itself.
Why it matters: Understanding your preference helps focus your search and prevents wasted time on unsuitable options.
9. Do School Districts Matter?
Even without immediate plans for children, this deserves consideration. Properties in strong school districts typically appreciate better. If you have young children or plan to start a family soon, researching schools becomes essential.
Important note: Due to Fair Housing Laws, agents cannot recommend specific school districts. You’ll need to conduct your own research and consult friends and family.
10. What Would You Change About Your Current Home?
Identify daily frustrations, insufficient closet space, limited kitchen counters, or other recurring annoyances.
Equally important: What’s your absolute must-have feature? Everyone has a deal-breaker requirement, whether it’s a primary suite, spacious eat-in kitchen, guaranteed parking, or transit access.
Why it matters: Learning from current dissatisfactions prevents repeating mistakes.
11. Describe Your Ideal Scenario
Now it’s time to dream big. After considering all the previous questions, grab paper and pen.
Write down everything you’d want in your perfect home, within reason. Don’t hold back or dismiss ideas as unrealistic. Include features you think might be beyond reach.
Why it matters: This creates your complete vision before practical constraints enter the picture.
12. What Could You Compromise On?
Review your ideal scenario list. While it’s challenging to consider sacrifices, now identify three items you could potentially live without.
Why it matters: Understanding your flexibility helps you navigate real-world trade-offs during your search.
