What You Need To Know Before Buying Your Home

One thing you really want to slow down and think through when buying your first home is this:

Do “good schools” actually need to be part of your criteria right now?

For some buyers, it’s a must-have.

For others… it’s the very first thing they should cross off the list.

And both are completely okay.

When it’s okay to let the “good schools” thing go

If you’re a first-time buyer and you don’t plan to still be in this home by the time your kids are school-aged, you might not need to prioritize school districts at all.

This season of life might be more about:

• living closer to work

• being near restaurants or nightlife

• having a shorter commute

• or simply staying on budget

Maybe you’d rather have a smaller place in a fun, walkable area instead of stretching your budget just for a school district you won’t even use yet. That’s not irresponsible, that’s smart and honest.

And if you already know this isn’t your “forever home,” give yourself permission to focus on what fits your life right now.

Lots of first-time buyers do exactly this. It makes the search easier, less stressful, and way more affordable. Plus, when it’s time to sell, there will be plenty of buyers just like you who aren’t buying for schools either.

When schools should absolutely stay on your list

Now, if this next home is your long-term or “forever” home?

Different story.

If you plan to still be there when your kids are school-aged, then yes, school boundaries matter. You don’t want to love your house and then feel forced to move later because you didn’t plan ahead.

So ask yourself honestly:

How long will we live here?

Will we have school-aged kids during that time?

If the answer is yes, then schools should definitely be part of your strategy from day one.

A quick reality check about school info

As agents, we can’t give opinions about schools or say which ones are “better.” That falls under fair housing rules.

And honestly? Even if we could, what feels like a “great” school to one family might not be the right fit for another.

So it’s really about what matters most to you.

If schools are important, here’s how to approach it

Do a little homework before you start touring homes. It’ll save you so much time later.

Start online with sites like:

But don’t stop there. Ratings don’t tell the full story.

Talk to neighbors.

Visit campuses.

Meet teachers or principals.

Look at test scores, class sizes, graduation rates.

Some families want smaller schools. Others want more diversity, special programs, or magnet/charter options. Some prefer private or faith-based schools.

There’s no one definition of “good,” it’s personal.

A few more tips:

• Always double-check school boundaries directly with the district

• Know that boundaries can change over time

• Look into magnet/charter/special choice options

• Expect homes in sought-after districts to cost more

Sometimes you’ll pay a premium, but those homes can also be easier to resell later. It’s just a trade-off you’ll want to think through.

At the end of the day, this decision isn’t about what you should want.

It’s about what makes sense for your life and timeline.
