Before you start scrolling through Zillow or dreaming about open houses, there’s one thing you need to do first: find the right real estate agent to represent you.
This person is going to be your guide, your negotiator, your sounding board, and honestly, sometimes your therapist through one of the biggest decisions of your life. So it’s worth taking the time to choose wisely. Here are 10 things to keep in mind as you start your search.
1. Start with your people.
Ask friends, family, and coworkers who they’ve worked with and more importantly, whether they’d work with that person again. That second question tells you everything. Once you have some names, check out their websites to make sure they’re still active and that their focus actually aligns with your needs. A great agent for your friend who bought a $900K home in Johns Creek might not be the best fit for your first condo purchase. And remember: you don’t have to go with the first agent you meet. This is a big deal, shop around.
2. Look for someone who specializes in YOUR kind of search.
There’s a big difference between an agent who works with first-time buyers every single day and one who mostly handles high-end listings. First-time buyer specialists know how to hold your hand through the process (no shame, it’s a lot!), and they stay current on assistance programs and resources designed specifically for buyers like you. If you’re looking at condos, find someone who knows condo associations inside and out. Whatever your situation, make sure your agent’s expertise actually matches what you need.
3. Trust your gut.
You’re going to spend a lot of time with this person, and there will be stressful moments. Does talking to them put you at ease, or make you more anxious? Can they keep a sense of humor when things get tense? Do you feel comfortable asking “dumb” questions? If something feels off in that first conversation, pay attention to that. Your agent should feel less like a salesperson and more like a coach, someone genuinely in your corner.
4. Find someone who actually listens.
A good agent doesn’t just show you houses, they ask questions and really hear your answers. Things like: Do you want to walk to work? Do you need a yard, or is a nearby park enough? Do you see yourself here for five years or twenty? This kind of discovery process takes time, but it’s what separates an agent who finds you a house from one who finds you a home. You should never feel pushed or pressured into anything. Ever.
5. They respect your time and your timeline.
Life is busy, and a good agent gets that. They’ll work around your schedule and stay organized so house hunting doesn’t feel like a second job. Equally important: they won’t rush you if you’re not ready. Cold feet are normal. But they’ll also know when to give you a gentle nudge if the market calls for it. It’s a balance, and a great agent knows how to read that.
6. Communication is everything.
Can you reach them easily, by phone, text, or email? Do they get back to you in a reasonable amount of time? Do they keep you in the loop on new listings and updates, or do you always have to chase them down? From your first conversation to closing day, your agent should be walking you through what’s coming next so you’re never left wondering what’s happening or what to do. Ask about their communication style upfront, it matters more than people realize.
7. They know how to negotiate, and they’ll fight for you.
Buying a home is, at its core, a business transaction. Your agent needs to be more than friendly, they need to be strategic. That means knowing when to push, when to hold back, and how to handle multiple offer situations without leaving you on the losing end. Ask about their experience at the negotiating table. A good agent wants a win-win outcome, but they know how to be assertive when it counts.
8. Knows the local market inside and out.
You want an agent who knows more than just what’s listed, they should know the feel of different neighborhoods, what homes are actually worth, and how to get you in front of a great listing before it’s gone. In a fast-moving market, that kind of insider knowledge is invaluable. Bonus points if they have a trusted network of mortgage lenders, home inspectors, and title companies they can refer you to. A great agent should be bringing those names to you, not the other way around.
9. They see real estate as more than just a transaction.
This purchase isn’t just four walls and a roof, it could be one of the most powerful financial decisions you ever make. A good agent understands that, and they’ll help you think about the long game: how this home fits your budget now, and how it could set you up for your next move down the road. They want you to dream big while keeping you grounded in reality.
10. They don’t disappear after closing.
The best agents don’t see settlement day as the end of the relationship, they see it as the beginning. Your agent should be someone you can call years later when you have questions about selling, renovating, or buying again. They should be your real estate resource for life, not just for this one transaction.
Finding the right agent takes a little effort upfront, but it makes everything that follows so much smoother. Use these 10 benchmarks as your guide, ask the tough questions, and trust your instincts.
